Project Collaboration
Flat X commissioned us to handle the full interior design and fit-out for living areas, bedrooms, kitchen, and circulation space. The objectives were fast delivery, minimal disruption to building services, and a finish suitable for long-term residential use. We coordinated directly with the owner and property management, defining acoustic requirements, fire-safety standards, storage integration, lighting control, and budget and schedule limits. The general strategy focused on modular finishes, concealed cabling, tidy junctions, and smart-home readiness.
Design and Material Integration
• Living & Entry Walls: Wood-grain decorative panels formed the main visual framework, integrating wardrobes, media walls, and corridor transitions.
• Acoustic & Tactile Surfaces: Fabric-covered panels were used in lounges, study corners, or behind headboards to improve sound absorption and bring a layered texture.
• Stone Applications: Stone slabs were placed at window sills, countertops, door thresholds, and bathroom surrounds to ensure durability and moisture protection.
• Accent Features: Where additional depth or subtle relief was desired, limited use of textured wall elements was incorporated without dominating the overall palette.
This stage included alignment with concealed lighting bands, inspection panels, air outlets, and fire-safety fixtures.
Material Supply & Intelligent Systems
• Wood-Grain Panels: Provided in coordinated sizes for wall cladding, cabinetry façades, and door frames, with scratch-resistant and UV-stable surfaces.
• Fabric Panels: Produced with an acoustic backing, fire-rated materials, and detachable mounting for future access.
• Stone Slabs: Delivered pre-cut and labeled by zone, allowing precise joint placement in wet and high-wear areas.
• Smart Devices: Wiring and recesses were reserved for integrated lighting controls, smart thermostats, motorized curtains, and app-based security panels. Junction boxes and conduits were hidden behind panel systems to preserve visual clarity while enabling easy upgrades.
Installation & Outcome
Work proceeded in stages: substrate preparation, panel framing or direct fixing, alignment checks, and final protective cover. Integration with electrical, HVAC, and plumbing was completed before surface closure, ensuring that intelligent devices—such as smart switches, hidden sensors, and network hubs—could be commissioned without post-work disruption.
The result is a coordinated interior with consistent finishes, improved acoustic comfort, and seamless technology integration. Materials were delivered on time, installation remained within the unit boundary, and final handover included maintenance instructions, device pairing guidelines, and spare components.
